Applications open for this New West tower with 70 below-market spaces

"The Nelson" was recently completed in New West's Brewery District next to Sapperton SkyTrain Station with nearly 300 homes up for grabs.

An apartment tower recently completed in New Westminster is part of a master-planned community for the Brewery District.

Rental homes at "The Nelson" are now open for applications, according to Wesgroup Properities, the real estate company behind the project in the works since its proposal to council in 2016.

The 31-storey building, located along East Columbia Street next to the Sapperton SkyTrain Station and Royal Columbian Hospital, is the tallest structure in the new community.

In a news release, Wesgroup said there are a total of 294 secure rental homes that includes studio, one- and two-bedroom homes, as well as 13 family-oriented three-bedroom homes with an on-site day care centre.

Additionally, 70 of the homes up for grabs are listed with below-market rates for qualifying tenants.

"We are grateful to the highly professional team at Canada Mortgage and Housing Corporation for the support that they provided through the Rental Construction Financing Initiative that has allowed us to add 294 new rental homes in New Westminster,” said Dean Johnson, Wesgroup vice president of development.

And the pet-friendly tower appears to have delivered on various accessible amenities the company promised.

This includes a coworking space, a 24/7 virtual medical clinic, pet washing station, theatre room, two guest suites and a top-floor lounge with outdoor cooking and dining areas.

"We believe that renters should have access to the same, high-quality amenities that condo owners do," added Johnson, "which is why we have included an array of features that will make tenants' lives more convenient, seamless and enjoyable."

Wesgroup said rent prices for a one-bedroom home at "The Nelson" start at roughly $2,525 per month.

That number is slightly less than New Westminster's average price of $2,604 per month for a local purpose-built and condo apartment space, according to Rental.ca's October national rankings report.

Successful applicants are also said to receive a year's membership to Club Central, located in the Brewery District, which includes a fitness centre, yoga, squash court and sauna and steam rooms.
