New Westminster council considers subdivision proposals

Public hearings set for Monday

New Westminster city council will soon consider a proposed development in the Queen’s park neighbourhood.

The city has received an application for a heritage designation bylaw and heritage revitalization agreement that would allow for the retention, restoration and protection of the 1913 Bell Residence at 327 Fourth St. The proposal would see the property subdivided, the Bell Residence retained on one site and a new house built on the other lot.

“The proposed new house would be a style that is both respectful of the heritage house and that responds to the character of Pine Street,” stated a staff report. “The design of the proposed new house has been revised based on comments from community consultation. In particular, the proposed height has been reduced, the roofline has been revised, and the garage has been reduced in size and relocated in order to ensure the retention of a mature evergreen tree.”

According to staff, the applicants have made “numerous” adjustments to the design of the new house as a result of consultation with neighbours.

A public hearing is set for Monday, June 22 at 6 p.m. in city council chambers.

Council considers heritage house proposal

A Heritage Revitalization Agreement is being proposed for the 1890 Burton Taylor House on Saint George Street.

Council has received an application for a heritage designation bylaw and a heritage revitalization agreement to subdivide the property into two lots, with the heritage house retained on one lot and a new house built on the other. A public hearing is being held on Monday, June 22 at 6 p.m. in council chamber.

A staff report states the house has heritage value for its historic, esthetic and cultural significance. In return for restoring the house’s exterior and offering long-term protection the applicants are seeking to “regularize some exiting non-conformities” and allow subdivision of the property onto lots of less than 6,000 square feet, including the allowable density on each site, reducing the frontage for the new house, reducing the front yard setback for the existing house and including the allowable midpoint height for both houses and the peak of the existing heritage house.

Sapperton project public hearing set

Two new houses are being proposed on a site in the Sapperton neighbourhood.

The city has received an application to rezone 328 Holmes St. to permit the site to be subdivided into two lots. Two new houses would be built on the sites.

A public hearing is being held on Monday, June 22 at 6 p.m. in council chambers.

The site is currently home to a one-storey-plus basement house. Under the proposal, each two-storey-plus-basement house would have three bedrooms and a two-bedroom secondary suite.
